Famco Crown Repair: The San Antonio Owner’s Guide
We stock and install Famco-compatible chimney crown repair parts throughout San Antonio, with most crown repairs running $395 – $850 installed depending on the damage and your crown’s size. If your Famco crown is cracked, spalling, or letting water into the masonry below it, we can usually get a tech out within a few days, not weeks. Most San Antonio homeowners discover the problem the same way: a water stain on the ceiling near the fireplace, or a chunk of crown that shows up in the yard after a storm. The crown is the concrete or metal cap that sits on top of your chimney, sealing the gap between the flue tile and the brick. When it fails, water gets in, and water plus Texas freeze-thaw cycles equals expensive masonry damage fast.
Which Famco Models This Applies To
Famco crown repair parts generally fall into two categories: cast-in-place concrete crowns and stainless steel crown caps. The stainless caps come in standard flue sizes (8×8, 8×12, 12×12, and 13×13 are the ones we see most in San Antonio), and they’re designed to sit over the existing crown and flue tile. The cast-in-place crowns are custom-formed on site, but Famco’s forms and brackets are sized to match their cap dimensions, so measuring the flue tile is the fastest way to confirm compatibility. If you look at the top of your chimney and see a metal plate covering the crown area, check for a stamped model number on the cap itself, usually along the outer edge. That number tells us exactly which Famco series you have. Here’s the honesty on OEM versus aftermarket: Famco caps are solid stainless and hold up well in Texas heat, but there are quality aftermarket caps from Copperfield that fit the same flue dimensions and cost about 15 – 20% less. We’ll give you both options and a written price before anything gets installed. One gotcha we see regularly in San Antonio: older brick chimneys in neighborhoods like Alamo Heights and Monte Vista often have non-standard flue tile dimensions. A stock Famco cap won’t fit those without an adapter collar, so we always measure on site before ordering anything.

Signs Your Famco Crown Repair Is Failing
- Water stains on the ceiling or wall near the fireplace. This usually means the crown is letting rainwater seep down through the masonry and into the ceiling below. The stain is the symptom; the crown is almost always the cause when the flue itself is otherwise sound.
- Spalling brick or flaking mortar at the top of the chimney. Spalling means water has gotten into the brick and is popping the face off as it expands during San Antonio’s frequent freeze-thaw cycles. Once the brick starts going, the crown has been failing for a while.
- Visible cracks in the crown itself. Hairline cracks are manageable for a season or two. Cracks wider than a quarter inch are actively letting water through, and the repair gets more expensive the longer you wait.
- Rust stains running down the chimney from the crown area. That’s the metal reinforcing inside the concrete crown rusting out. Once the rebar is rusting, the crown’s structural life is done, not declining.
- Chunks of crown material in the yard after a storm. This one is hard to miss. If pieces of your crown are on the ground, the rest is on borrowed time, and a full replacement is typically cheaper than trying to patch what’s left.

AfterReplacement Cost & What’s Included
A Famco crown repair in San Antonio typically runs $395 – $850 installed. At the low end, that’s a stainless steel cap fitted over an existing crown with minor crack sealing and re-caulking around the flue. At the high end, you’re looking at a full crown teardown and re-cast with new concrete, forms, and a stainless cap on top.
What drives the difference is the condition of what’s underneath. If the concrete crown is intact and just needs a cap, the job is quick and the price reflects that. If the crown has to be demolished and re-formed, there’s labor, material cure time, and often scaffolding involved. Every quote we write in San Antonio separates parts from labor, so you see exactly where the money goes. And every crown repair we do carries the 365-Day Done Right Promise: a written guarantee on the work, and a free second visit if the repair fails within a year. That’s not an upsell. It’s just how we work.
DIY or Call Us?
You can safely do a visual check from the ground: look for visible cracks, rust staining, missing chunks, or a cap that’s shifted off center. You can also check your attic after a heavy rain for moisture around the flue chase. What you shouldn’t do is get on the roof to patch a crown yourself. Crown work means working at height, often on a steep pitch, and the fall risk is real. More importantly, a bad patch job looking fine from ground level can hide water intrusion behind it for years, and that’s how you end up with a $4,000 masonry rebuild instead of an $800 crown replacement. If you want to know what’s actually going on up there, we’ll send a background-checked tech with a live arrival window, and Cory Mitchell will text you photos of exactly what we found before we quote a single dollar. See the problem, understand the fix, then decide – that’s how it should work. Call us at (254) 276-4116 and we’ll schedule you.
FAQs
A properly installed Famco stainless crown cap should last 15 – 20 years in San Antonio’s climate, while a cast concrete crown typically lasts 10 – 15 years before Texas heat and freeze-thaw cycles start breaking it down. The concrete under the cap is usually the weak point, not the cap itself. If you already have a Famco cap and you’re seeing leaks, chances are the concrete beneath it has cracked. Call (254) 276-4116 for an inspection and we’ll show you photos of what’s actually failing.
Small hairline cracks can be sealed with a flexible crown-coat material that we stock, and that repair often buys you another five to seven years. Once cracks exceed a quarter inch wide or the concrete has started spalling, sealing won’t hold and replacement is the honest fix. We’ll tell you which one you need based on the camera photos, not on what’s easier for us. Call (254) 276-4116 for a free estimate.
Installing a stainless Famco cap over an existing crown usually takes about two hours on site, including setup and teardown. A full crown re-cast takes a full day, plus 24 to 48 hours of cure time before the cap goes on. Most San Antonio crown jobs are scheduled and completed within the same week. Call (254) 276-4116 and we’ll give you a written time range before your tech arrives.
We stock standard Famco cap sizes (8×8, 8×12, 12×12, and 13×13) on our trucks, along with crown-coat sealant and forming materials. Non-standard sizes and custom orders typically arrive within three to five business days from our supplier. We also stock equivalent options from Copperfield, DuraFlex, and HeatShield if you’d rather compare before committing. Call (254) 276-4116 and we’ll check what’s on the truck for your size.
